From time to time, I like to provide the actual numbers for my readers. Buyers and Sellers alike Numbers1“should” keep abreast of the real estate market. I’m always amazed at some of the dire numbers and doom and gloom coming from the media. I personally track – almost every day, the numbers of active listings, pending and sold within the past month or few months. Remember, in January of 2005, we had “less” than 7,000 active listings – and the demand became absolutely frenzied.

That isn’t very many listings since our listings include properties from all over Arizona. Typically, someone wanting to sell their lot or their home or mobile home, wherever they are in Arizona, know that the majority of home buyers are looking from the Phoenix metropolitan area, thus they list them in this MLS.

In our entire multiple listing area:  as of today, there are 19,783 active listings.

In Phoenix: there are 3,883 ACTIVE listings, there are 3,082 PENDING, and 5,252 have CLOSED since July 30, 2011.

In Mesa: there are currently 1,642 ACTIVE listings, 1,018 PENDING, and 1,848 CLOSED since July 30, 2011.

Just 20 minutes northeast of Mesa, Arizona, you can moor your boat for water skiing, fishing, hiking and water sports. There are also ramadas for picnics and eating

Saguaro Lake is the fourth reservoir on the Salt River formed by the Stewart Mountain Dam in the U.S. state of Arizona. The lake is off State Route 87, about halfway between Mesa, Arizona and the ghost town, Sunflower, at an elevation of 1,506 feet. This lake is also part of the Tonto National Forest, as such the facilities located here are managed by that authority.

Teri EllisBe sure to check out the Desert Belle to enjoy sightseeing cruises. Also check out the Marina which hosts a restaurant and great views. Saguaro is just one of several lakes minutes from downtown Mesa, or from Phoenix.  Also available are trail rides, literally something for everyone.

Beautiful area with rugged mountains, and pristine views. Teri EllisI’ve included a photograph of the Saguaro cactus, a protected plant. As you drive through the Arizona desert, you will happen on areas and valleys covered with this cacti. On the highway “to” Canyon Lake, there is such a valley. Be sure and check that lake out as well. I will share it’s story as well as photographs in another post.

FHA Loan Limits–Set to Decrease October 1, 2011!

As a head’s up for buyers in Maricopa County and other Arizona Counties!

Currently, in Maricopa county, buyers can purchase a home with a minimum of 3.5% at a sales price of $346,250! As of October 1, barring any changes from the government, that amount will be reduced.  In 2008, the loan limits were increased, but these loan limits will revert back to $271,050.

Raw Undeveloped Land

I garnered information from the Department of Real Estate – a great resource – regarding raw or undeveloped land. Please educate yourself before ever purchasing, as spelled out below. Basic RGB

1.  Ask to see the Arizona Department of Real Estate Public Report before you sign anything. The contents of the Report are described above in "New Homes in a Subdivision" above. Pay particular attention to the source of utility services. You may find that bringing utilities to the property will be an expensive proposition. If the property you are considering is smaller than 160 acres, if there are more than five parcels in the subdivision, and if the developer cannot produce a Public Report, the subdivision is probably illegal. If you buy the land without reading a Read reportPublic Report, you may find that there is no supply of water, or that it will cost tens of thousands of dollars to bring electric service to the property. You may also find that you do not have permanent legal access to your property.

2. Ask to see the Arizona Department of Water Resources report for the property. Determine that there is an assured or adequate water supply (depending on whether the property is in or outside of a Groundwater Active Management Area), and how much it will cost to have a well dug if necessary. well

3.  If purchasing raw land with the intent to develop it into smaller parcels, be aware that splitting the land into more than five parcels requires a Subdivision Public Report issued by the Arizona Department of Real Estate. For more information about applying for the report and the cost, contact the Department at 602-468-1414.

4.  If you have inspected the land and signed a purchase agreement or contract, you have 7 calendar days following the day on which you signed the agreement or contract to rescind the purchase in writing without cause. The rescission notice must be received by the seller by midnight of the seventh calendar day. The seller must clearly and conspicuously disclose your right to rescind the purchase. Right of rescission does not apply to new or previously owned homes.

5.  If you have not inspected the land before signing a purchase agreement or contract, you have 6 months in which to inspect the land, and at the time of the inspection you have the right to rescind the purchase.
